Roofing - Longevity of 25-year shingles

Question
Hi,

I am buying the house I've been renting for 4 years. My landlord claims that the roof was replace 11 years ago with 25-year shingles. The appraiser stated that he thought the roof had 2 more years left before replacement but only wrote that shingles were curling on the appraisal. I've heard many different responses from people - from 25-year shingles only last about 10 years to there is no way that the roof should be replaced. I know that the weather varies a lot and that the exact life can't be predicted but about how long should they last?

Hello from Okay...a sunny and beautiful Cincinnati Ohio.....Congratulations on the home purchase!

Shingles can carry warranty from 20 years all the way through LIFETIME....the version you have is known as a 25 YEAR, STRIP three tab, fiberglass shingle.

The manufacturer's base a material warranty on the roof SYSTEM being installed with (1# all the needed pieces such as VENTS, FLASHING, UNDERLAYMENT. being used, and #2) the system being installed correctly by the roofers.

Your friends who tell you that no way should you need a roof at this time, are correct, as long as, the roof was installed CORRECTLY!

One thing that caught my attention was the fact that your roof is cur;ling at 11 years old. This generally is a sign that the roof shingles are "cooking" and getting too hot, meaning a lack of proper roof ventilation.

All manufacturer warranties are void if the roof is improperly ventilated.

There is a formula roofers, agents, and inspectors and Realtors can use to determine the proper vent spec for a home.

Do this: call out 3 roofers from your area and request a roof bid. They will make the inspection, write up the details, and make their recommendations. Then  take the quotes to the seller, and see what can be worked out on the price!
