Roofing - shingle roof tear off- windy by the bay

Expert: JD Shoemaker - 11/3/2009

Question
1. Should the estimates identify all other materials as "GAF" if we select the GAF/ELK Timberline prestique?
2. should we have flashing around the chimney? (there is now none)
3. Are these 'prestique' good for our windy beachhouse?
4. nails or staples?
5. 'replace wood deck at $40 per sheet"- how do I know he won't replace the whole darn thing and charge me to much?
thanks!

Answer
Hello from a beautiful week in Cincinnati Ohio!

Okay...good questions!

IF you want expanded warranty coverage from GAF..then YES, by all means, have the contract amended, IN WRITING....for WEATHER WATCH (ice Guard), DECK ARMOUR (super felt) MASTER FLOW ( ridge vents)  TIMBERTEX (capping shingles)   GENUINE STARTER shingles in place of cut down three tabs.....also...have the roof 6 nailed..not 4..which qualifies for high wind protection...finally, ask for aluminum DRIP and RAKE edge trim metal..this helps the roof to seal at the edges and provides a metal barrier to the weather!

YES! flash the chimney..with METAL..that gets SOLDERED and MORTARED into place..not CAULKED!!!

NAILS

On bad wood..the best way for your protection is for the clause to read:  BAD WOOD TO BE REPLACED AT THE RATE OF $40.00 PER 4X8 SHEET OF SAME TYPE ND THICKNESS AS TAKEN OUT. FIRST SHEET ON ROOFERS RECOMMENDATION, ALL ADDITIONAL WOOD CHANGE CHARGES TO BE APPROVED VIA WRITTEN CHANGE ORDER PRIOR TO REPLACEMENT.

Look over these links to research more....the GAF will give you a LONG lasting..beautiful new roof!
