Roofing/shingles + flat



I have to replace a shingles roof plus part of the rood is flat,  here in Northern  AZ. where it is hot in summer and very cold in winter.  I got some quotes, some have more details than others..
What kind of vents should I insist upon?  Currently not much as it is an old house...  
Any other must requirement I should ask for?  For me it is much money to invest...

Hello Gabe,

You should be using O'Hagin Vents for ventilation. Stay away from ridge vents.

O'Hagin vents should cost about $75-$125 to install each one including the cost of the vents itself.

You should also look at a quality solar fan.  Not the kind you get at a big box store.  Those are cheap and not powerful enough.  You will probably need at least a 20watt or stronger fan.

You may want to consider a thinner dimensional asphalt composition shingle.  The thinner the shingle the less heat transfer into the home.

Make sure the contract states it will "Replace all existing flashings, and caps and collars rather than just "Install" them.  Install them may just mean put the old ones back on.  They should be changed.
