Question Hi Richard:
Bought a 2 family 2007. It has one gas, water, electric meter. The much larger unit is our home. How do I account for utility usage for the smaller unit. Also, can I attach a portion of the tax bill and insurance bill to the rental unit? Thank you for any advice.
Answer Only if it part of the agreement you have with the tenant.
If you have a tenant already and have not previously agreed to that, they can object. If you have no tenant, then you can make it part of the rental agreement, but if a renter doesn't like it, then he won't rent.
You get to apply the "What Ever the Market Will Bear" principle.
