Question I have received a revised (they call it optimized) lease calling for a 40% reduction in monthly rates and extending to a 15 year term. My problem is that I don't know my true value and I'm in a building with extreme signal problems. If I lose the lease my signal would degrade even further. How can I determine my building lease value?
Answer You will need to research your area to see if there are other buildings with wireless collocations installed. If so see if you can determine what there receiving for there lease. Also you can pay a visit to your municipality office and search the zoning records for wireless towers and you may find lease amounts there especially if it's a site the municipality owns.
The wireless carrier will not likely cancel the lease since this site is providing revenue for them and it is costly to remove there equipment and reinstall elsewhere.
